1601 Mariposa is a brand new apartment community located in a charming neighborhood in San Francisco’s Potrero Hill. 1601 Mariposa is currently under construction and expected to be completed in January, 2020. There is no on site rental office and the site is an active construction zone.

This new development is located between Carolina and Arkansas Street directly across from Jackson Park and surrounded by quaint streets with local cafes, fashionable restaurants and boutique retail. We are just steps away from destinations like Whole Foods and Anchor Steam Brewing. You’re also within an easy walk or bike ride to many work spaces and offices, matched by great freeway access if you need to drive.  1601 Mariposa will feature 60 affordable BMR apartment homes for households earning up to 50% of the area median income. The building will feature a mix of studio, one, two and three bedroom apartment homes.

1601 Mariposa is 299 unit rental residential development located in San Francisco’s Potrero Hill neighborhood. There will also be approximately 10,000 sq ft of neighborhood serving retail.
How many affordable BMR units are at 1601 Mariposa??
There will be 60 new affordable BMR apartments available.
Where is 1601 Mariposa located?
The site is located on Mariposa Street between Carolina and Arkansas Street. We are across the street from Jackson Park. The site is currently under construction with an estimated completion date of January 2020.
Where is the 1601 Mariposa office located?
There is no leasing office open at this time. We are still under construction and will advise when our temporary leasing office will open. Please sign up on our Interest List to receive periodic updates.
What bedroom types are there?
There are 15 Studio, 18 One Bedroom, 23 Two Bedroom and 4 Three Bedroom apartment homes.
What amenities will be offered at this community?
Residents of 1601 Mariposa will have access to an attended lobby with a fireside library and lounge. The community offers beautifully landscaped courtyards, package delivery lockers, complimentary Wi-Fi in the common areas and the entire building will be 100% smoke free.
For an additional monthly fee residents of 1601 Mariposa may access co-working space with reservable conference rooms, a 2100 sq. ft. split level fitness center, garage parking, a sky lounge with demonstration kitchen and private terrace. Other amenities include a rooftop terrace with barbecue grills, fire pits and outdoor TVs, lounge with ping-pong table, shuffleboard and wet bar, our wonderful Play House and pet spa, and additional storage and bicycle parking..
Is public transportation close by?
1601 Mariposa is serviced primarily by the 19 Polk and the 22 Fillmore Muni lines. Other nearby option include: KT: K Ingleside/T Third Street, 9 San Bruno, 9R San Bruno Rapid, 10 Townsend, 27 Bryant, 33 Ashbury/18th, 48 Quintara/24th Street, 55 16th Street, 78X 16th Street Arena Express, 79X Van Ness Arena Express and the 91 3rd Street/19th Avenue Owl.

I want to apply, where can I get an application?
Applications will be available through DAHLIA at housing.sfgov.org. The open application period has not been announced yet but please check back for updates and preregister at the DAHLIA website.
How will application numbers be assigned?
The open application period will run for 3 weeks. Once the open application period closes an electronic lottery will be held to assign application numbers to all applicants who submitted a complete application by the due date. You will be able to check your assigned lottery number via the website and on the City DAHLIA application portal at housing.sf.org.
Can I attend the electronic lottery?
Yes. The application lottery will be conducted at the MOHCD office located at 1 S. Van Ness 5th Fl, San Francisco, Ca 94103. Date to be determined. Results will also be posted to the website and on the DAHLIA portal at http://housing.sfgov.org. Attendance is optional
Are there any housing preferences at 1601 Mariposa?
Certain applicant households of 1601 Mariposa may be given a preference if their circumstances fall under 1 or more of the following: Certificate of Preference Holders (COP) will receive first preference for admission, (up to 100% of the units). Second preference will go to Displaced Tenant Housing Preference (DTHP) certificate holders (shall apply to 20% of the units), and third preference to applicants who live or work in San Francisco (up to 100% of remaining units). More information on these preferences will be available in the application package.
Will there be a waiting list?
No. There is no waiting list for BMR units. The re-rental process will be administered in accordance with the Inclusionary Affordable Housing Program Manual published by the San Francisco Mayor's Office of Housing. We are expecting a large number of applications to be submitted for this highly desirable community.
What is the location of the leasing office, I would like to pick up an application?
Applications will be available online via the DAHLIA portal for ease of submission. Please check back for updates.
Are there any age restrictions?
No. This apartment community is open to all ages.
What is the process for qualification?
This community will have a minimum and maximum income restriction, occupancy requirements and all prospective residents will be screened utilizing published resident selection criteria. We will post a link on this website when the open application period begins with detailed income and rent information. You may find this useful to see if you qualify for this housing program.
Is parking included with the rent?
A limited number of self-park spaces will be available at 1601 Mariposa for an additional monthly fee and will be assigned in lottery rank order. Residents who are eligible for a parking space based on lottery ranking may register a maximum of 1 vehicle per household.
Is there rent control or rent subsidies attached to the apartment?
Rent control does not apply to our community and there are no rental subsidies offered as part of our rental program. Minimum and maximum income limits will apply. We will accept portable Section 8 vouchers and other tenant-based rental programs at this community.
Are subsidies from family allowed?
All recurring gifts will be confirmed and counted as part of total household annual income. You may contact us with any specific questions after you are assigned an application number and contacted for an interview.
Is the income to qualify based on one person’s income?
No, we utilize the gross income of all household members listed on the application to verify eligibility.
How can I obtain more information on the lottery process, preferences and other information about the community?
There will be an information workshop scheduled once the application period opens. Please sign up on our Interest List to be notified or check back to this website periodically. Information will also be posted on the DAHLIA portal at housing.sfgov.org.
